Your Duty to manage asbestos
If you are a building owner, or are contracted to the maintenance and repair of the site, it is your responsibility as duty holder to manage any asbestos risk
This duty covers all non-domestic premises, industrial and commercial sites, including warehouses, offices, shops, and factories. It also covers public buildings like hospitals, schools, religious buildings, leisure centres, museums, and libraries.
Communal areas in residential buildings also fall under these duties. Any communal areas like garages, hallways and laundry rooms all must be maintained by the building owner, unless a legal contract states otherwise.
Was your building constructed before the year 2000?
If you are building or refurbishment projects were completed before 2000, it is likely there could be asbestos present. Asbestos is a durable, fire-resistant material that was commonly used in commercial buildings.
If you think asbestos could be present in your premises, it is your responsibility to make sure it does not present a health hazard. Remember, undamaged asbestos is perfectly safe; it only becomes dangerous when it is disturbed, and fibres can be released.
Unless you have got experience working with asbestos, do not try and inspect it for yourself. Disturbing or breaking the asbestos could cause fibres to be released.
